A pool party house rental in Los Angeles usually means hunting for a private home with a pool, then discovering the rules, the hidden fees and the guest limits. Here is how to plan one properly, with real numbers from our own private event venue in Valley Village, which hosts celebrations for up to 100 guests around a saltwater grotto pool with three waterfalls.
What a pool party rental really needs
Before you book anything, check the basics. A pool in a photo is not the same as a pool that works for a party. Ask these questions of any venue or host:
- How many guests are allowed, and is that number in writing?
- Is the rental really for events, or will a neighbour complain on the day?
- What time must the music and the party end?
- Can you bring your own caterer and drinks, or must you buy a venue package?
- Is event insurance required, and who must be named on it?
- Where will guests park, and is there shade and a place to sit?
Many short-term rentals forbid parties outright. A venue built for events removes that risk, which is the biggest reason to choose one.

What a pool party actually costs
Hosts rarely lead with the full figure, so budget in layers: the venue, food, drinks, rentals, insurance and extras. At the manor the venue fee depends on guest count, and as of October 2026 it is $4,200 for up to 50 guests, $5,400 for 50 to 75 guests, and $6,600 for 75 to 100 guests. That covers five hours of event time plus two hours for setup.
Other charges are listed openly: cleaning is $300, the security deposit is $250 and refundable, tables are $8 each, tablecloths $10 each, battery lanterns or candles $2, heaters $75 each, a microphone rental $25, a cooler $20, and each extra hour is $300. Chairs come from an outside rental vendor, and Georgia shares contacts. One-day event insurance is required and typically runs $66 to $124.
The real saving is that you bring your own caterer and your own beverages. There is no venue food and beverage package to inflate the bill, so a taco truck, a barbecue crew or a fine-dining caterer are all your choice. A bartender can work under the caterer's licence.
Plan the party around the pool
A pool party works when guests have somewhere to be besides the water. Think in zones:
- Water: the pool and spa for swimming and soaking.
- Shade: palapas, umbrellas and covered seating for people who stay dry.
- Food and drink: a bar and a grill, so the host is not running back and forth.
- Quiet corners: a patio, a fire pit or a lawn for conversation.
Our grounds cover over 18,000 square feet and were designed with these zones in mind. There is a thatched gazebo bar with a refrigerator, a sink and a barbecue, a raised Jacuzzi, a lava-rock fire pit, and a private patio with an outdoor fireplace, plush couches and a barbecue. The tri-level deck gives you a place to set long tables, and there is an outdoor shower for guests leaving the pool.

Timing, music and house rules
Los Angeles afternoons suit a pool party, but plan your schedule from the end time backwards. Our events run five hours and must finish by 10pm, which is kinder to the neighbours and keeps the day relaxed. Build a simple run of show: arrivals, food, a toast or cake, then free time.
There is a house sound system with a wireless microphone, which is perfect for a toast or a birthday song. We do not allow DJs, so plan a playlist instead. Speakers, volume and quiet hours are things to settle in advance with any host, so ask early.
Because the pool is saltwater with no harsh chemicals, it is gentler on skin and eyes, and the pool and spa have nine light colours, so the party keeps its mood after sunset. Fairy lights in the trees give the evening a soft glow, a touch Kit R. captured when she called it "the loveliest pool I've ever swum in."
Getting guests there and parked
The manor is at 5235 Goodland Avenue in Valley Village, on a quiet cul-de-sac minutes from the 101 and 405. There is parking for 12 to 15 cars on the cul-de-sac plus open street parking. For events we recommend Uber or Lyft, because valet does not work well here. If you have out-of-town guests, the Mariposa hotel is one block away and offers them a special rate.
A simple run of show
Here is a timeline that works for an afternoon pool celebration. Use the two hours of setup for tables, tablecloths, lanterns and the caterer's arrival. Open the gates, let guests settle with a drink, and let the pool do the work of breaking the ice. Serve food roughly in the middle of your five hours so everyone has swum, eaten and had time to talk. Save the toast or cake for later in the afternoon, when the group is relaxed and everyone is still there.
Finish with a quiet stretch around the fire pit or on the patio as the light fades, and the trees begin to glow. Remember that cleaning, packing the caterer's equipment and loading cars all happen inside your time, so plan to start wrapping up before the 10pm end.
Mistakes to avoid
- Booking a home that does not allow parties, then being asked to leave mid-event.
- Forgetting event insurance until the week before.
- Guessing the guest count. Pricing here is in tiers, so a firm number saves money.
- Ignoring shade, seating and towels. Guests who are too hot or have nowhere to sit leave early.
- Planning a DJ set at a venue that does not allow DJs. Ask first.
Which celebrations suit a pool party venue
A pool is not only for birthdays. We host anniversaries, reunions, engagement parties, baby showers, baptisms, children's parties, memorials, and corporate and civic events. Mirela R. described the place as "not a back yard but an oasis," and that is the feeling most hosts want for their guests. For ideas by type, see our guides to birthday party venues in Los Angeles, birthday party places for adults and engagement party locations.
Planning something for children? We can arrange clowns, storytime, magicians and face painting on request, and the children's playhouse is a small version of the main house with two twin beds, a fireplace and cable TV.

Stay over after the party
If the host or the family is travelling, the Inn on the property sleeps up to six guests when both the Secret Room and the Great Room are opened. Rates begin at $575 a night Monday to Thursday and $595 Friday to Sunday, with a two-night minimum. Please note the Inn itself does not allow parties without permission, which is why events are booked separately through the venue. See the Inn vacation rental page for details.
